Soho Yard/West Bar Square

Soho Yard/West Bar Square is a brand-new build-to-rent development in the heart of Sheffield, delivered by main contractor, Bowmer + Kirkland for Legal & General and Urbo (West Bar) Ltd. Completed in December 2024, the scheme consists of two high-rise residential towers, contributing over 360 new homes to the city.
STOFIX brick slip cladding
Our pre-pointed ventilated brick slip cladding system was installed across both towers. Our scope of work included extensive early-stage technical design, through to manufacture at STOFIX Group’s factory, scheduling and delivery, and support during installation.
Brick slip colours and bonds
STOFIX was installed across two residential blocks totalling 9,740 sqm. The Stofix panelised system included six types of genuine clay brick slips and three distinct bond patterns to create a visually rich façade to meet the vision of 5Plus Architects.
- Block A (15 storeys): Used a red glazed brick on the ground floor and a red multi brick slip on the floors above.
- Block B (19 storeys): Featured a blend of grey and brown brick slips to achieve a warm, textured appearance.
Lightweight, pre-pointed system
Our system was selected for its visual impact, performance, and ease of installation. From just 37kg/m², it’s significantly lighter than comparable systems and traditional brickwork – reducing structural loading and making it ideal for tall residential buildings.
Each panel is panelised and 95% pre-pointed in our factory, ensuring quality control and reduced on-site labour. The system is fire-rated to A2-s1, d0, meeting strict residential safety standards without compromising design intent.
Navigating complexity on a constrained urban site
Access to the site was restricted due to its central location in Sheffield, with live roads and footpaths surrounding the plot. Careful logistical planning was required to manage safe delivery and on-site movement of panels, with deliveries sequenced around our clients delivery schedule. The pre-pointed system ensured speed of installation and efficiency ensuring the facade was completed within the programme.
Just in time delivery
All panels were stored offsite, ready to be called off in exact quantities when required. This just-in-time approach reduced congestion on site and eliminated wait times for additional panels – playing a crucial role in ensuring the facade installation was completed on schedule.

Digital design and delivery scheduling
West Bar was the first project to be fully designed using our new platform, STOFIX Tech – a digital design tool that streamlines panel layout and improves coordination on site. Logistics management system STOFIX Track was utilised to ensure a smooth distribution and delivery process. Clients have the benefit of comprehensive visibility with automated notifications and real-time tracking of each panel/crate. Crates are double-stacked and include a QR code which allows for easy tracking at every stage.
A collaborative success
Working alongside STOFIX specialist façade installation partner, Caxton Façades and main contractor Bowmer + Kirkland, we delivered a high-quality, technically complex façade to programme and within budget. West Bar is a standout example of how modern methods of construction and digital tools can raise the bar for new-build residential developments.
