The redevelopment of the former Alperton Bus Garage in Wembley forms a key part of the wider regeneration of Alperton within the London Borough of Brent, transforming a former industrial transport site into a vibrant neighbourhood of homes, workspace and community-focused public realm. Developed by Telford Homes and designed by architects tp bennett, the scheme comprises three residential towers rising to 28 storeys, delivering 461 new homes alongside almost 3,000m² of industrial and studio space.

At approximately 24,000m² of façade, Alperton is the largest project completed by STOFIX to date, and a showcase for what a modern brick slip cladding system can achieve on a high-rise development of this scale and complexity.

A brick slip façade with the character of traditional masonry

tp bennett’s design called for a strong brickwork aesthetic that responds to the industrial heritage of the site, while delivering a contemporary high-rise façade solution. The STOFIX ventilated brick slip façade – a rainscreen cladding system – was selected for its ability to replicate the appearance and character of traditional masonry, while delivering the advantages of modern off-site construction.

Careful consideration was given to brick selection, colour variation, texture and bond patterns to achieve a high-quality masonry aesthetic across every elevation. A defining feature of the development is the bespoke saw-tooth brick detailing, which introduces depth, shadow and movement across the elevations and reinforces the architectural vision. The STOFIX system enabled this level of precision and consistency at height, alongside bespoke aluminium recessed panels and aluminium parapet cappings.

Lightweight, prefabricated brick slip panels for high-rise

A key objective was to achieve the depth, texture and visual quality of traditional brickwork while benefiting from the performance advantages of a modern engineered façade system. As a lightweight façade system starting from approximately 37kg/m², STOFIX significantly reduced structural loading compared with traditional brickwork, providing greater design flexibility for the high-rise towers while improving installation efficiency and reducing manual handling.

Quality and durability

The prefabricated brick slip panels were factory-manufactured and 95% pre-pointed under strict quality-controlled conditions, with each panel delivering a consistent finish and assured compliance with fire, durability and performance requirements. The prefabricated system was particularly suited to the project’s structural and logistical constraints: restricted site access and a busy city-centre location made traditional brickwork impractical, while pre-pointed panels reduced installation time, minimised disruption and lowered material wastage.

Unitised brick slip cladding system

The scale of Alperton is reflected across all three towers, every one of which uses the STOFIX brick slip system. Tower A (28 storeys) and Tower B (24 storeys) were delivered by specialist brick slip cladding installation partner, Caxton Façades, while Tower C (26 storeys) was delivered as a STOFIX unitised solution, manufactured off-site in the Netherlands and installed by TGM Façades. Together they account for approximately 24,000m² of façade, demonstrating the versatility of the STOFIX system.

Digital precision: STOFIX Tech and STOFIX Track

Digital coordination was central to delivering a façade of this scale to programme. Each prefabricated façade panel was referenced and sequenced using STOFIX Tech and STOFIX Track, supporting design coordination, quality assurance, installation tracking and programme management throughout.

On a constrained Wembley site with minimal storage and an active railway line nearby, STOFIX Track logistics technology enabled an advanced just-in-time strategy, allowing precise call-off of specific panels and crates exactly when required. Off-site storage formed an essential part of the approach, too. This digital-first method provided enhanced visibility throughout installation, supported accurate sequencing and clash detection, and ensured consistent standards were maintained across all elevations.

A sustainable brick slip cladding specification

Sustainability was a significant factor in the specification. Brick slips use around 70% less material than traditional bricks, reducing embodied carbon across the building envelope, while the system incorporates recyclable materials and factory-controlled manufacturing processes that help minimise waste. Combined with FORS-compliant logistics, the off-site model supported safer and more sustainable delivery practices on a constrained urban site.

A landmark for modern brick façade design

The completed development is a leading example of brick slip cladding for residential buildings, demonstrating how a STOFIX brick slip cladding system can successfully deliver the visual quality of traditional masonry on complex, large-scale high-rise projects. It combined aesthetic impact with exceptional technical performance, fire compliance and long-term durability, while enhancing programme, sustainability and buildability outcomes.
